As we get close to being here for one year we wanted to mention how AMAZING the staff at the Reserve at Johnson City is. Katrina ,Katie ,Danny and Jerry have been AMAZING in EVERY way !! Everyone is so friendly ,they even gives out treats to the pets as they go by their business of taking care of the property ! The maintenance team always has time to be nice and friendly and they are quick to answer any questions. We were very happy to have Catherine as a property manager and we are glad to have Tedi joining the team here. We have enjoyed having the reserve as our new home and we look forward to renewing our lease as soon as it comes due !! Thank you to the ENTIRE TEAM HERE for making our new home so FANTASTIC !!
Update December 8, 2024: Changing my review from five stars. The apartment community is no longer its former self. The company that owns the Reserve has started construction of new apartments that will wrap the border destroying the once secluded nature of the Reserve. Blasting has cracked the floor in our bathroom - it pops every time you walk on it now. Barnett construction starts their loud equipment at 7:40 every day of the week. All neighbors I've talked to are disappointed in the expansion. There are always empty apartments here. The car wash is often broken and brush has not been changed in over three years. Gates go down often. Trees are all planted above ground and are waiting to fall at any time. No fiber optic internet since lines are buried, and they would never invest in rewiring buildings. It exists all around the complex. Parking has become a real problem due to unregistered guest cars parked here all week. We have to walk from two buildings over often if we arrive after 7 PM from work. Cars with tags that were 1 to 2+ years expired sat in the parking lot unmoved for years and were just recently towed away after they abruptly asked everyone to resubmit their car info within two days. I was shocked they were clueless about what cars were parked here. Residents joked about it and some cars even had rocks sitting on them for months since they hadn't moved. It still took them a long time after they updated their database to tow away the abandoned cars that had Christmas gifts visible in the back and old green TN license plates that were out of production for several years. The office used to do lots of events and giveaways. They occasionally give out a small breakfast or have a get together from 4:30 to 5:30 when working adults will not be able to attend. The company that owns the Reserve is hellbent on pushing "community connections" (discounts) to local small businesses that no one wants to use. Meanwhile, they removed one or two gas grills at the pool and sat two owl statues by the pool for almost a year to force a mating pair of ducks away after their eggs and nest were destroyed. Residents were disappointed. Deer used to come around but are now gone too. Water bills have very high processing fees. They did a bad sidewalk repair after the concrete crumbled. The repair team came back and painted the parking lot with black paint to mask their shoddy work. They even concreted over some sprinklers! That company tied up parking spaces for months. The staff is quickly responsive to maintenance requests. The once rural/suburban feel has now changed to completely urban. I cannot recommend anyone move here. They have jacked up rent rates over the last three years. Traffic in the Tri-cities because of the exploding population growth now feels like Atlanta/Chicago levels without the infrastructure to back it up. Roads are gridlocked every day, and there is no room for growth. Anyone who has moved here in the last few years should really go back to NY/California/Florida, etc. I'm a lifelong resident and no longer recognize my city. It has been ruined by companies throwing up inferior houses and apartments everywhere destroying the once rolling hills and beautiful farm lands. I'm attaching photos of our new views. Home prices have doubled since the pandemic, pricing it out of the ability for locals to even purchase.... In short, only move here if you like views of construction, endless crappy apartments and poorly built houses, bad roads that will never be able to handle the new traffic, and overpopulation. Our Southern values have now become overrun by rude people from other parts of the country. Original Review for Contest Entries: Great apartment community! I've lived here for over two years with very few issues. The staff is responsive and quick to help when any issues pop up. Neighbors are nice and vary widely in age from students to retirees. I would recommend this community due to its close location to the interstate and shopping areas. It is also pet friendly!
We have held a lease here since 2019, overall it has been a positive experience. The apartments are updated and have nice amenities. There has been alot of turnover in management, maintenance and office workers which has seemed to be result in some miscommunication. Previous management offered "rewards" for 5 star reviews which I found odd. The staff isn't knowledgeable on military guidelines concerning leases so please do your due diligence if you are active military and be your own advocate. I feel The Reserve could have been more considerate in my situation as I was forthright from the beginning. This review will be updated after we complete the move out and walk through process.
Nice floor plan and square footage for the larger of the 1 BR choices at The Reserve. Maintenance response and explanation for repairs is as good as it gets, in my experience. Counter tops and cabinet quality could be improved, however. Finally, what seems like a 1/2 mile walk to the only trash compactor/dumpster is frustrating. Overall, 4 stars
This is a great, quiet and fun community! The management team here is always doing something for the residents to show their appreciation. The ladies in the office are so kind and very easy to work with. My kids love it here.
The Reserve feels like home, after just 2 months! The office staff is exceptional and maintenance requests are taken care of promptly. We are so glad that we made this place our home. ...another two months under our belts at The Reserve. Kudos to Catherine, Lori and Katrina as well as Danny, Jerry and Terry from maintenance. We couldn't have selected a better place to be. We are thankful for all of these great people.
Wanted to take a moment to let the staff at the Reserve know how much they are appreciated. Catherine, Lori and Katrina in the leasing office are very responsive to any requests and always have a smile to welcome you. The maintenance folks Danny, Jerry and Tony take care of any maintenance requests right away and Jerry spoils your dog with treats too. It's a pleasure to live in such a beautiful community where the staff takes great care of you.
Update after being here for a year: I've been in Johnson City for 7 years, and lived in 6 different places within the city over this time. This has been BY FAR the nicest place I've lived in. The bedrooms are large, nice and open layout, customized options between a sunroom or a balcony, nice swimming pool, and some minor gym equipment available at the clubhouse. This is also the only apartment I've lived in that I didn't have to worry about whether or not there would be available parking near my unit. The staff was very welcoming and respectful, and it never took more than a day to get a response to my emails. The work orders I put in were also taken care of within 24 hours. Highly recommend The Reserve.
