This is a wonderful B&B in the heart of historic downtown San Angelo. One block from Eggemeier's General Store, and two from the river walk area. We reserved for one night to watch a music concert at The House of Fifi Dubois (one block away), and were completely smitten with the place. The decor is great, the location is great, and the "little extras" the host provided were what set this B&B apart from the other rentals available. Coming back from the concert we discovered a bottle of wine waiting for us at our room, and a very nice breakfast basket the next morning when we awoke. Bed was comfortable, and the heating/AC unit worked well. An overall great experience - one we will be definitely book again in the future!

For the price, definitely a good stay. The room was large and decor was quirky. A couple of things need fixing like the door to the bathroom which would not close, also the mattress is really soft. It was good to have a coffee available in the morning. Also the owners dogs do a lot of barking, luckily they were kept away and we didn't have to encounter. It was nice to be close to the historic area. Overall friendly and good value.

Our stay was excellent! The hotel is just beautiful and our suite was so well decorated and also had everything we needed. Great coffee and wine in the room! Owners are very accomodating and especially nice. Although this time we were passing through on our way home, next time we will make it our destination! Great part of historic downtown and the river. We walked everywhere! We give this place a 6 out of 5!

We recently spent one night in the palm room and had a delightful stay. The room was spacious, comfortable and clearly a lot of attention had been paid when decorating the room. ||||Water bottles were provided and there was also tea and coffee making facilities in the room. Unlike other guests we did not have problems with the noise of barking dogs, however the windows were thin so if you are a light sleeper ear plugs would be recommended.

Firstly, as the other reviews have said this isn't a bnb. And they are right, you don't really see anyone whilst you are there but we loved that! We had a great welcome on arrival and the lady gave us great tips and info on the area. They also left us a bottle of wine which I thought was a lovely touch!||It's in a great location too, close to everything in San Angelo - we walked everywhere!||I do agree, the floors were a little dirty BUT it is wooden flooring and having this in my own flat in London, I totally understand that any tiny bit of hair of dirt is so noticeable and actually quite hard to get clean. Carpets are much dirtier! You just don't see it!||Everything else was spotless and the bed was very comfy. Loved the decor too - a palm tree in our room!! ||We really enjoyed our stay!

This was our second stay at this property. Last time was a couple of years ago, under different ownership. We loved the place. Our room that time was small but otherwise very comfortable.||||This time we had a different room (The Palms), which was much larger. We really liked how spacious it was. The bed was comfortable. There was a coffee maker and a mini fridge stocked with bottled water. The location of the hotel is great, near the river and in walking distance to many downtown shopping and dining venues. Our friends were staying in the large master suite, which has a living room, full kitchen, and private patio overlooking the adjacent restaurant. From there, we watched the live entertainment at the restaurant and received personal service right to our patio. ||||So those are the pros. There were quite a few cons, however. First of all, this is NOT a B&B. There is no breakfast of any kind. There were some issues with cleanliness. The only problem in our room was the drawers in the chest and the desk. There were a lot of dust bunnies, crumbs and who-knows-what. The drawers looked like they hadn't been cleaned since forever. I would definitely not store any of my things in them. There was an open tube of toothpaste left in one drawer. Otherwise our room was pretty clean, but our friends in the other room had much bigger problems: half-empty bottles of water left in the fridge, lipstick stains on the cups in the kitchen, makeup stains on the pillowcases, and more. The housekeeping in their room really missed the mark.||||Also, the TV was not working in either of our rooms. Apparently this had been a problem, but we were not informed, so I spent half an hour playing with the remote thinking that maybe we just were on the wrong input setting or whatever. It was late and our host's residence upstairs was dark and quiet, so I had no way to ask for a resolution to the problem. ||||Lastly, soundproofing is a problem. The door into our room did not close properly; you had to lock the deadbolt in order to keep it closed. And there was a 1-2 inch gap at the bottom of the door so there was little privacy in terms of noise for anyone on either side of the door. Fortunately it is a small property so rarely are there people outside your door. The bathroom door also did not close properly. And the A/C unit was very noisy, All of these are issues that might be expected in a historic building, but just something to be aware of.||||This hotel has lots of potential. If they can work on perfecting the housekeeping, that would go a long way to bringing things up to speed. Make sure the tv works. If they want to call it a B&B, offer some sort of breakfast, even if it is just a simple continental breakfast of muffins, juice, and fruit set out in the lobby. With these improvements, it could be a really fun and funky place to stay.

Really nice stayed one night old town san angelo room was good and comfortable breakfast was put outside ready for you nice and fresh would recommend a visit if in the area just a short walk to the shops in the the old part full of history

Now known as Flamingo Flatts, this little B&B is everything wonderful! Comfortable bed. Clean room. Large bathroom. Friendly staff. Reasonable rates. GREAT downtown location. Walking distance to restaurants, shops, nightlife, museums and everything historic San Angelo has to offer. Did I mention the hospitality of the owners?
